Winning construction projects are those that allow owners to achieve an economic advantage and secure final construction costs early in the design stage of the project. This method of project delivery offers this advantage. First, it allows clients to select the Design Professional of their own choosing while selecting the Construction Manager of their own choice to serve as a compatible team member to control project costs, schedule, phasing, construction commissioning and closeout. Our Construction Management at Risk format provides our client with the option for a Guaranteed Maximum Price (GMP) early in the design phase from The Quandel Group on most of our projects. Prevalent on private projects, the Client works closely with the design and construction team to provide definition of program scope in order to develop the GMP and establish the criteria necessary to guarantee the occupancy date early in the design phase. Our project management team creates the entire project plan and executes the plan by issuing all subcontracts, purchase orders and project documentation. This allows us to assume risk for the proper project execution. Similar to our design-build option, this method of project delivery allows our clients to identify risk early in the process and make important and timely capital improvement decisions early in the design process, a very important advantage not feasible under traditional bidding which only occurs after design is totally finished and committed.
