This contracting option allows our clients to look to The Quandel Group as the single point of contact for all design and construction responsibility. In this contract format, Quandel works very closely with our clients to define program scope, performance criteria and schedule requirements. This allows our design and construction professionals to work as an integrated seamless team from project inception. We carefully listen to our clients to understand their priorities and align our project mission to accomplish those priorities. This close working relationship affords our clients the opportunity to have us guarantee the price and schedule early in the program. Relating to assignment of risk, the project design and construction risk is assigned to the Quandel team as the Design-Builder.
Design-build contracting has historically been the fastest method of project delivery, since construction can begin before design is complete. Several leading universities have also found through research that this method also produced the fewest change orders and most satisfied customers.
